Terms of Service

These Terms of Service ("Terms") govern your use of DMVDealFlow (the "Service"), operated by Sonny's Renovations LLC ("we," "us"). By creating an account or using the Service you agree to these Terms and to our Privacy Policy.

1. The Service

DMVDealFlow provides aggregated public-record property information, distress-signal analytics, comparable-sale summaries, and related tools for the Washington DC, Maryland, and Northern Virginia region. The Service is an informational tool for real-estate professionals and investors. It is not a brokerage, lender, title company, or advisor of any kind, and use of the Service does not create any professional relationship. Data accuracy and limitations are described in our Data & Methodology Disclaimer, which is part of these Terms.

2. Accounts

You must provide accurate registration information and keep your credentials confidential. You are responsible for all activity under your account. Accounts are for a single user; sharing login credentials or providing Service data to non-subscribers is prohibited. Access is currently invite-only and we may decline or revoke access at our discretion.

3. Subscriptions and Billing

• Paid plans are billed in advance ($79/month or $790/year, as listed at checkout) through our payment processor, Stripe. Prices may change with notice effective at your next renewal.
• Subscriptions renew automatically until canceled. You may cancel any time; access continues through the end of the paid period. Except where required by law, payments are non-refundable.
• Failed payments may result in suspension of access.

4. Acceptable Use

You agree not to: (a) scrape, bulk-export, resell, or redistribute Service data; (b) use the Service to harass any property owner or occupant, or for any unlawful solicitation; (c) circumvent access controls or probe the Service's infrastructure; (d) use the Service in violation of any applicable law, including laws governing consumer solicitation, fair housing, telemarketing (TCPA), and debt collection. You are solely responsible for how you contact any person identified through the Service and for compliance with all marketing and privacy laws applicable to that outreach.

5. Intellectual Property

The Service, including its software, design, analytics, and compilations of data, is owned by us or our licensors. Underlying public records remain public; our selection, enrichment, scoring, and arrangement of them is proprietary. We grant you a limited, non-exclusive, non-transferable license to use the Service for your internal business purposes during your subscription.

6. Third-Party Services

The Service depends on third-party infrastructure (including Supabase, Vercel, and Stripe) and on government data sources we do not control. We are not responsible for their availability or accuracy.

7. Termination

We may suspend or terminate your account for breach of these Terms, suspected abuse, or non-payment. You may stop using the Service at any time. Sections 4, 5, and 8–11 survive termination.

8. Disclaimers

THE SERVICE AND ALL DATA ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING ACCURACY, COMPLETENESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. PROPERTY DATA MAY BE INCOMPLETE, OUTDATED, OR INCORRECT; SEE THE DATA & METHODOLOGY DISCLAIMER. NOTHING IN THE SERVICE IS LEGAL, FINANCIAL, TAX, TITLE, OR INVESTMENT ADVICE.

9. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOST PROFITS, LOST DEALS, OR LOST DATA, ARISING FROM OR RELATED TO THE SERVICE. OUR TOTAL LIABILITY FOR ANY CLAIM WILL NOT EXCEED THE AMOUNTS YOU PAID US IN THE TWELVE MONTHS BEFORE THE CLAIM AROSE.

10. Indemnification

You will indemnify and hold us harmless from claims arising out of your use of the Service, your outreach to property owners, or your violation of these Terms or of law.

11. Dispute Resolution; Governing Law

These Terms are governed by the laws of the State of Maryland, without regard to conflict-of-law rules. Any dispute that cannot be resolved informally will be settled by binding arbitration administered by the American Arbitration Association under its Commercial Arbitration Rules, seated in Maryland, on an individual basis; class actions and jury trials are waived to the extent permitted by law. Either party may instead bring qualifying claims in small-claims court.

12. Changes
