Where Our Data Comes From
Property, ownership, assessment, and sale data are compiled from official public sources, including: the DC Office of Tax and Revenue (Integrated Tax System Public Extract) and DC GIS; the Maryland State Department of Assessments and Taxation via MD iMAP; Virginia locality assessor and GIS systems (including Fairfax County, Arlington County Open Data, Prince William County, Loudoun County LOGIS, Stafford County, and the cities of Alexandria, Fairfax, Falls Church, Manassas, and Manassas Park); and VGIN statewide parcel data. Distress signals are compiled from public sources including county and city tax-sale listings (e.g., official county tax-sale sites and published sale lists), DC vacant/blighted property classifications, and publicly listed government REO inventories (HUD Home Store, Fannie Mae HomePath, Freddie Mac HomeSteps).
Refresh Cadence and Accuracy
- Data is loaded as periodic snapshots, not live feeds. Each source updates on its own schedule (some monthly, some annually, some per sale cycle); a property's status may have changed since our last load.
- A distress signal means the property appeared on the referenced public list at the time we loaded it — it does not mean the condition still exists today. Taxes get paid; sales get canceled; buildings get repaired.
- Some jurisdictions do not publish certain fields at all (for example, some do not publish sale prices or owner names). Where data is absent, the Service says so rather than estimating.
- Comparable-sale figures are automated summaries of recorded transfers near a property. They are not appraisals and not opinions of value.
Not Professional Advice
The Service does not provide legal, tax, title, brokerage, lending, or investment advice. Public records can contain errors, and recorded ownership or lien status can only be confirmed through a proper title examination. Always verify independently — with the relevant county or city office, a title company, and your own advisors — before making offers, purchases, or lending decisions.
